Oubaai Golf Estate

The Oubaai Golf Estate is an exclusive residential development nestled in the heart of South Africa’s spectacular Garden Route, just 18 kilometers from the charming town of George. The estate comprises 450 residential units, including 128 Village apartments and 322 single residential properties, alongside a luxurious 100-bedroom Hyatt Regency hotel.
At the center of the estate is the Championship Golf Course, designed by South African golf superstar Ernie Els, who considers Oubaai his favorite course in the world. Known for his 60+ tournament wins, including two US Opens, an Open Championship, and seven World Match-Play titles, Els has placed Oubaai among the top golf experiences globally.
Residents enjoy breathtaking views of the Outeniqua Mountains, the Gwaing River, sweeping valleys, and the Indian Ocean, while nearby Herolds Bay offers ideal conditions for surfing, swimming, and sunbathing.
While the Garden Route is generally considered a safe area, the team at Oubaai knew that providing a secure environment for residents, visitors, and golfers was essential. Estate Manager Louis Olivier explains, “We want everyone who comes here to feel safe, whether they’re enjoying a round of golf or walking through the estate. That’s why we have invested in state-of-the-art security systems.” To achieve this, Holbert Boikanyo Technologies, under the leadership of Regional Manager Andre Steenkamp, designed a comprehensive and highly effective security network.

Security at Oubaai begins at the main entrance, where CCTV cameras monitor all arrivals, and biometric readers ensure that only residents or registered guests gain access. Visitors are verified in advance, and residents receive notifications to confirm their arrival. Beyond the entrance, protecting an estate of Oubaai’s scale required a careful study of perimeter security technologies.
While fences were considered, they were only partially used due to high installation costs , civil works requirements, and the need to allow wildlife to move freely. Infrared illumination was another option, but foggy coastal conditions at Oubaai reduced its effectiveness. Radio Frequency Intruder Detection (RAFID) systems offered aesthetic advantages and could differentiate between humans and animals, but high maintenance and false alarms made them less ideal.
Ultimately, FLIR thermal imaging cameras, distributed by Timeless Technologies, were chosen as the cornerstone of Oubaai’s security system. These cameras provide reliable detection in total darkness, fog, and adverse weather conditions. Their thermal imaging technology identifies small temperature differences, making it possible to spot intruders, even in thick fog or at night.
The estate deployed a combination of PTZ-50 MS cameras with thermal and daylight capabilities, capable of detecting man-sized targets up to 800 meters, and the more powerful PTZ-35x140 MS cameras, which detect individuals over two kilometers away and can zoom in to investigate suspicious activity. Short perimeter stretches are covered by fixed Patrol IR cameras. For aesthetic reasons, some cameras are mounted on rooftops with the homeowners’ consent, reducing the need for intrusive poles and ensuring optimal coverage.
The thermal cameras serve more than just security purposes. The estate overlooks the ocean, where visitors sometimes fish from rocks and face dangerous tides. The cameras can detect individuals in distress and assist the National Sea Rescue Institute (NSRI) in coordinating swift rescues. Residents and staff alike have noted that even when houses are left unguarded, the security system is so effective that it compensates for human forgetfulness.

The control room at Oubaai integrates all camera feeds, enabling efficient monitoring without requiring excessive staffing. The combination of intelligent design, high-performance thermal imaging, and a central control system ensures residents’ peace of mind.
